What is Vantaca?
Vantaca is a new community management platform that will replace our current system, Caliber.
Why the change?
This upgrade provides a secure, centralized portal for easier engagement, streamlined access to information, and a one-stop location to view design reviews, compliance, and work orders. Vantaca also offers a mobile app for convenient, on-the-go access to your account, payment options, and self-service tools.
Will my account number change?
Yes, homeowners will receive a new account number in an email detailing how to log in to Vantaca on January 6. Please look out for an email from support@obergproperties.com. Be sure to save your account number, as it may be required for future resident verifications.
How do I log in?
On January 6th, you will receive an email with your new account number and login instructions from support@obergproperties.com. If you don't see it, check your spam folder.
This email will guide you through setting up your account. Once logged in, you can make payments and set up ACH.
It’s important to log in and set up your account in Vantaca as soon as possible, as Caliber will no longer be available. Here is the new portal link: https://home.obergproperties.com.
When will my Vantaca account be updated?
Since account migration began on January 1st, it may take a month or two for your balance to be fully updated. In the meantime, continue paying your regular amount. Payments made during the migration period will be reflected once all data is updated.
How do I make assessment payments?
If you had bank drafts or auto pay setup those payments have already run but are not reflected in your portal yet. If you have not submitted payment please pay through your Vantaca portal at https://home.obergproperties.com. You will also have received an email with instructions setting up your account or follow the instructions on the portal login page.
ACH payments: If you were currently setup for auto-draft on ACH please email accounting@obergproperties.com to confirm it transferred over to Vantaca.
Auto-pay through your bank: Update your account number with your bank to ensure payments are processed after January 6th. The payment address is PO Box 650391, Dallas, TX 75265-0391.
Check payments: Mail your check to PO Box 650391, Dallas, TX 75265-0391, made payable to Your Association Name. Include your new account number.
Are there any fees for paying my assessments?
Here’s an overview of your payment options:
Free payment methods:
To make free ACH payments, click the “Enroll” link on the Vantaca billing page. If you were previously enrolled in ACH, it will automatically transfer to your new account, though it may take a few days to appear in Vantaca.
Alternatively, use your bank's online banking system to set up recurring payments to PO Box 650391, Dallas, TX 75265-0391.
You can also mail a check to Oberg Properties, 1107 Ranch Road 620 South, Austin, TX 78734, with your new account number included.
Other payment methods in Vantaca (with fees):
Pay by credit card in Vantaca with a 3.5% fee per payment. All major credit cards are accepted, including for recurring payments.
Pay directly from your bank account for a fee of $2.99 per payment, even for recurring payments.
Will late fees be applied?
Late fees will not be charged for incorrect payments during the 60 day data migration period. Once the migration is complete, we’ll provide information about a grace period for affected residents.
Do I have to use Vantaca?
Yes, it is essential that you log in and set up your account in Vantaca. All future communications and account information will be centralized in Vantaca.
What stays the same?
Many things will remain unchanged, including your association’s 2025 assessment and fee schedule, resident website, forms, and amenity access.
What’s improved?
Vantaca offers a more user-friendly and efficient platform. You’ll now have easier access to your account information, including violations, design review outcomes, billing statements, and more. Additionally, work order assignments and tracking, community concern tracking, and communication will be centralized for better efficiency.
Is there a Vantaca mobile app?
Yes, you can access your assessment account via the Home by Vantaca app, available for both iOS and Android devices. A link will also be provided for easy access via your phone or desktop browser.
